Welcome to Key Path Locating (“Key Path,” “we,” “us,” or “our”). These Terms & Conditions govern your use of the Key Path Locating website and your use of our apartment locating and rental assistance services.

By accessing our website, submitting an inquiry, completing a client intake form, communicating with us, or using our services, you acknowledge that you have read and agree to these Terms & Conditions.

1. Our Services

Key Path Locating provides apartment locating and rental search assistance to individuals seeking residential rental housing in the Dallas-Fort Worth area.

Our services may include:

  • Learning about your housing needs, preferences, and budget;

  • Identifying apartment communities and available rental options that may fit your criteria;

  • Providing information regarding available properties, pricing, fees, amenities, concessions, and other advertised information;

  • Coordinating property tours or introductions when appropriate;

  • Assisting with the apartment search process; and

  • Providing general guidance intended to help you make an informed rental decision.


Our services are intended to make the apartment search process easier and more efficient. We do not own, operate, manage, or control the apartment communities we recommend.

2. No Guarantee of Availability or Approval

Apartment availability, pricing, concessions, fees, qualifications, amenities, and move-in dates are subject to change at any time and may change without notice.

Key Path Locating does not guarantee:

  • That a particular apartment or floor plan will remain available;

  • That advertised pricing or concessions will remain available;

  • That an apartment community will approve your application;

  • That you will qualify for a particular property;

  • That a property will accept your rental application;

  • That a property will approve a particular move-in date; or

  • That any property will meet all of your expectations or preferences.


The apartment community or property owner makes the final decision regarding application approval, lease terms, pricing, deposits, fees, and other requirements.

You are responsible for independently reviewing the property’s current information, qualifications, fees, policies, and lease documents before entering into a lease.

3. Property Information

We make reasonable efforts to provide accurate and current information. However, information provided by apartment communities can change frequently.

Information appearing on our website, social media, advertisements, messages, or other communications may include information supplied by third parties.

Key Path Locating does not guarantee the accuracy, completeness, or continued availability of information supplied by a property.

Before submitting an application or signing a lease, you should verify all material information directly with the apartment community.

4. Apartment Applications and Leasing Decisions

Key Path Locating does not process or approve apartment applications and does not make leasing decisions on behalf of apartment communities.

Each property establishes its own screening criteria and may consider factors including, but not limited to, income, credit history, rental history, criminal history, identification, occupancy requirements, and other legally permitted criteria.

Questions regarding application status, screening results, deposits, lease terms, or property-specific requirements should be directed to the applicable apartment community.

5. Our Compensation

In many circumstances, Key Path Locating is compensated by the participating apartment community when a client leases a qualifying apartment through our services.

Unless otherwise disclosed to you in writing, our apartment locating services are provided to the renter at no direct charge.

Not every apartment community participates in locator compensation programs, and compensation arrangements may vary.

The availability of compensation does not mean that a property is guaranteed to be recommended or that a property is necessarily the best option for you. Our goal is to help identify options based on your stated needs and preferences.

6. Client Responsibility

You are responsible for providing accurate and complete information regarding your housing needs and circumstances.

You are also responsible for:

Reviewing information provided by apartment communities;
Confirming current pricing, availability, fees, concessions, and qualification requirements;
Completing applications truthfully and accurately;
Reviewing all lease documents before signing;
Understanding the terms and obligations of any lease you enter into; and
Making your own final decision regarding where to live.

Key Path Locating does not provide legal, tax, financial, credit-repair, or immigration advice.

7. Property Visits and Tours

When we assist with arranging a property visit or tour, the property is responsible for the condition, safety, access, and conduct of the tour at its community.

You should follow all property rules and instructions during any visit.

Key Path Locating is not responsible for conditions at a property or for actions or omissions of property owners, management companies, leasing personnel, vendors, residents, or other third parties.

8. Fair Housing

Key Path Locating is committed to providing housing assistance in accordance with applicable fair housing laws.

We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected characteristic under applicable law.

We will not steer clients toward or away from housing based on protected characteristics.

Our recommendations are based on factors such as your stated housing preferences, budget, desired location, apartment features, availability, and other lawful criteria.

9. Website Information and Third-Party Websites

Our website may contain links, references, advertisements, or information relating to third-party websites, apartment communities, property owners, management companies, or service providers.

These third parties operate independently from Key Path Locating.

We are not responsible for the content, availability, policies, practices, products, services, or accuracy of third-party websites or services.

A link or reference to a third party does not necessarily constitute an endorsement or guarantee by Key Path Locating.

10. Website Use

You agree to use this website for lawful purposes only.

You may not:

Use the website for fraudulent or unlawful purposes;

To the extent permitted by applicable law, Key Path Locating shall not be responsible for losses, damages, costs, or expenses arising from information supplied by third parties, changes in property availability or pricing, application decisions, screening results, lease terms, property conditions, or acts or omissions of apartment communities, property owners, management companies, or other third parties.

Nothing in these Terms & Conditions is intended to waive or limit any right or protection that cannot legally be waived or limited under applicable law.

16. Changes to These Terms

Key Path Locating may update these Terms & Conditions from time to time.

When changes are made, the updated version will be posted on this page with a revised effective date.

Your continued use of our website or services after an updated version is posted constitutes acceptance of the revised Terms & Conditions to the extent permitted by law.

17. Governing Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of the State of Texas, without regard to conflict-of-law principles, except where applicable law requires otherwise.
